Senior Associate, Commercial Real Estate Debt

Who You'll Work With:

Alliance Bernstein’s US Commercial Real Estate Debt Team (“AB CRED”) is seeking a highly motivated candidate with 5-7 years of relevant CRE transactional experience to join our investment team. The candidate will play a critical role in evaluating, underwriting, and managing sub-performing loans and REO. This position offers a unique opportunity to gain hands-on experience working with a small, dynamic team charged with determining the highest and best outcome for at-risk debt investments, establishing the strategy and tactics to maximize capital recovery, and implementing the plan to do so. The ideal candidate will have a comprehensive and well-rounded knowledge of commercial real estate, valuation techniques, loan structures, and workout strategies, combined with the ability to effectively manage multiple underwriting and legal workstreams in a fluid and evolving environment. Since its inception in 2013, AB CRED has successfully raised approximately $11 billion via both open and closed ended investment vehicles and separately managed accounts. The platform invests in CRE secured debt across the risk spectrum, covering all major property types in key markets throughout the United States. We have recently launched multiple new investment initiatives which expand the investment profile to include mortgage loans, mezzanine loans, distressed debt, construction loans, loan acquisitions and loan participations.  Our investors and clients have a collective appetite for both fixed and floating rate loans with both short and long durations secured by assets ranging from fully stabilized to transitional. Established processes and systems are in place to reinforce the discipline required to excel across all facets of the broadened investment mandate, including experienced deal sourcing, meticulous underwriting, comprehensive investor reporting, and proven asset management.

What You'll Do:

Collaborate with the asset management team to perform due diligence and assess property performance from a financial, legal and operational perspective on sub-performing CRE loansPrepare analysis to support workout recommendations, and develop and implement tailored loan restructuring and capital recovery strategiesManage workstreams with external counsel and assist in the due diligence, negotiation and preparation of critical transaction documentsParticipate in the oversight of foreclosure proceedings and other legal remedies, taking ownership of commercial real estate assets, and determining capital recovery strategies including formulation and implementation of asset level business plans and exit salesFor REO assets, manage workstreams with external asset managers and consultants on business plan execution and provide quarterly financial reviews and risk assessment to senior managementMonitor market conditions and trends in the commercial real estate industry to inform proactive portfolio management decisionsPrepare and present reports to CIO and Investment Committee with recommendations for loan resolutions, property repositioning, or exit strategiesPrepare quarterly investment updates, manage quarterly valuation processes and bridge operational and reporting requirements in accordance with company standardsRelationship Management - Build and maintain strong relationships with borrowers, brokers, and industry professionals to support need for market intelligence

What We're Looking For:

Bachelor’s degree in finance, real estate, law, economics, or a related field5-7 years of experience in CRE debt or equity, real estate investment banking, structured finance, private debt environment or a related areaStrong analytical and financial modeling skills, with proficiency in Excel, Argus and relevant financial softwareSolid understanding of commercial real estate fundamentals, debt structures, and market dynamicsExcellent communication (written and verbal) and problem-solving skills with the ability to synthesize complex information into clear recommendationsEntrepreneurial, detail-oriented, highly organized, and able to manage multiple tasks and priorities in a fluid and evolving environmentAbility to work effectively with internal and external stakeholders, including legal teams, external consultants and brokers

In accordance with applicable law, the minimum and maximum base annual salary for this role is as follows:

Base Salary Range: $200,000 to $250,000

Actual base salaries may vary based on factors including but not limited to education, training, experience, past performance, and other job-related factors. Base salary is just one component of total compensation at AB, which may include, depending on eligibility, commissions, year-end incentive compensation, short- and long-term incentives and Department-specific awards.
