Senior Consultant, Investment Properties Alternative Living Job ID 201969 Posted 31-Jan-2025 Service line Advisory Segment Role type Full-time Areas of Interest Investment Management Location(s) Madrid - Madrid, Comunidad de - Spain Senior Consultant IP Alternative Living team roll, consisting in obtaining and executing brokerage mandates with a medium-term aim for the individual to undertake transactions with minimal to no supervision. Anticipate and identify client needs, working with them and others to create value-adding solutions, identifying and describing CBRE Alternative Living services in terms of value to the client. Conducting and documenting moderate to complex PBSA, Senior Living and Flex financial analysis, as well as researching and writing business development and property marketing documents. MAIN FUNCTIONS Search of new assignments in the country by being able to establish relationships with key market leaders. · To prepare appropriate financial projections for review using both the proprietary models and/or excel spreadsheets. To conduct investment analysis for Alternative Living properties applying various methodologies such as Discounted Cash Flow. · Participate in and lead pitching processes, adding and using knowledge of market trends/conditions and of CBRE’s competitors, to identify and communicate the firm’s unique selling propositions and differentiators. · To conduct field visits of properties and submarkets. · During the course of an asset sale process, to organize and facilitate the distribution of specific due diligence materials to potential buyers. · To gather and interpret appropriate research data, financial reports, third-party studies and other due diligence materials in accordance with project requirements. · In conjunction with director, to produce well-written and persuasive sections of proposal documents and marketing materials, being expected to be capable of producing whole or large parts of a report to a high standard. · Over the phone and in person, to present preliminary information about opportunities to potential buyers and to answer basic questions about due diligence materials. · To maintain appropriate contact with clients including the preparation of regular reporting documents during marketing efforts. · Present information about acquisition opportunities to potential buyers in a compelling way; answer questions confidently and knowledgably. · To track client intelligence via the maintenance of various internal databases. · Assist to all internal meetings that are required. · Manage resources and delegate appropriately and effectively to meet client objectives, develop junior staff, and maximise profitability. · Maintain a thorough understanding of the company’s resources and capabilities across EMEA and globally PROFILE • Bachelor’s degree in Business Administration, Economics or Architecture will be a plus. • Extensive Knowledge of at least two markets from the following segments: PBSA, Flex Living and Senior Living. The candidate should be able to understand and have knowledge of main KPI: o Rates o Occupancy rates o Margins o Opex per unit o Exit yields o IRR required by investors • 3 to 5 years’ experience in Capital Markets or Valuations department (for this asset class) in consulting firms, or experience as investment analyst in investment funds. • Personal interaction with potential clients of the segment will be a plus. • Extensive knowledge of Excel modelling. The candidate should have the capacity to sophisticated models with projections for the above asset classes that provides: Unleveraged IRR, leveraged IRR, and leveraged post tax IRR, profit multiple and cash on cash. • Knowledge of PPT • High level of English both written and spoken is fundamental. • Good personal skills, persuasion and negotiation skills.
