Senior General Manager
Responsibilities We are looking for an experienced Senior General Manager (SGM) to lead the operations of an affordable housing community in Willets Point, Queens. The SGM will be responsible for financial oversight, resident relations, property maintenance, staff supervision, and ensuring compliance with Affordable Housing programs and Fair Housing regulations. This role is essential for maintaining property standards, enhancing curb appeal, and promoting tenant satisfaction. Key Responsibilities: Financial Management: Develop and manage property budgets, asset reports, and capital expenditure plans. Oversee accounts payable and receivable, approving expenses up to $2,500. Ensure timely rent collection, addressing delinquencies and managing bad debt write-offs. Property Operations: Oversee leasing, compliance, administrative, and maintenance functions. Ensure efficient and high-quality apartment turnovers and maintain excellent curb appeal. Conduct monthly property inspections and implement preventive maintenance plans. Manage relationships with third-party contractors and ensure compliance with service agreements. Staff Supervision: Recruit, hire, train, and evaluate General Managers, Resident Managers, and site staff. Approve payroll and manage performance evaluations and disciplinary actions. Promote a culture of professional growth, employee engagement, and teamwork. Resident Relations: Provide exceptional customer service and resolve resident issues promptly and professionally. Enhance resident retention through proactive communication and timely issue resolution. Ensure residents are informed about property policies, updates, and services. Compliance and Reporting: Ensure full compliance with Fair Housing, EEO, ADA, and other regulatory requirements. Oversee audits, recertification, and prepare accurate regulatory reports. Manage records for reasonable accommodation requests and compliance documentation. Affordable Housing Compliance: Ensure adherence to Affordable Housing program requirements, including: Low-Income Housing Tax Credit (LIHTC) regulations (Section 42 IRS Code). HUD Section 8, Inclusionary Housing, Bond Program, and 421-a guidelines. Manage rent registration, renewals, and coordination with subsidy agencies and legal teams. Maintain knowledge of Area Median Income (AMI) ranges (30% to 120%) for tenant eligibility. Oversee recertification, lease adjustments, and tenant transfers. Administer SCRIE/DRIE programs and ensure timely processing. Collaborate with Social Service Partners to support units designated for formerly homeless individuals. COMPENSATION $170,000 - $190,000 / Yearly (depending on experience) plus an annual bonus Qualifications Bachelor’s degree from an accredited institution. 5+ years of supervisory experience in property management, maintenance, or affordable housing. Proven leadership, organizational, and administrative abilities. Knowledge of Affordable Housing programs (LIHTC, HUD Section 8, Inclusionary Housing, etc.). Proficiency in Microsoft Office; experience with property management software (Yardi preferred). Strong communication, financial management, and problem-solving skills.
