SENIOR LIVING MANAGER

Hourly Pay Range: $21.56- $27.48

Shift: Monday-Friday 8:30am-4:00pm 

Manages assigned site implementing policy and procedure at the apartment site. Responsible for supervising live in caretaker and responsible for providing oversight to maintenance technician. Accurately processes required HUD and agency paperwork related to tenant selection through move-out procedures, per regulatory and departmental compliance. Maintains knowledge of regulatory and policy/procedure changes.

ESSENTIAL FUNCTIONS/RESPONSIBILITIES

• Responsible for implementing policy and procedure at the apartment site.
• Ensuring paperwork completion to be in compliance with HUD regulations.
• Accurately processes required HUD and agency paperwork related to tenant selection through move-out procedures, per regulatory and departmental compliance. Maintains knowledge of regulatory and policy/procedure changes; Pass and maintain national Certification as Certified Occupancy Specialist.
• Supervises performance of Live-in Building Caretaker- providing on-going feedback and direction if applicable.
• Provides oversight and direction to maintenance technician at site- providing feedback and direction in regards to work that needs to be completed.
• Ensures adequate coverage of site, including on-call and time-off scheduling.
• Maintains accurate records and files, and maintains confidentiality of same.
• Independently plans and monitors group-sponsored trips, recreational activities and social functions, according to interests of tenants, available resources and schedule. Transports group trips as necessary. Arranges for grocery shopping trip one time weekly.
• Ensures that large physical plant and systems, and vehicle are maintained according to standards, including preventive maintenance. Maintains knowledge of the systems, trouble signals, and remedies.
• Represents agency to contractors and vendors, facilitates repair work done at site from initial contact/scope through completion to satisfaction.
• Independently and proactively markets the site, minimizes vacancy rate and duration, maintains adequate waiting list. Conducts tours and highlights product features and benefits.
• Independently identifies and maintains knowledge of community resources, actively engages in community integration via marketing, special programs, recognition initiatives, and collaborations. Develops relationships and represents site, department, and agency at community events.
• Acts as a first resource for tenants, including orientation to site and requirements, through handling of ongoing issues.
• Orders supplies and equipment.
• Maintains open communication with tenants and families including monthly newsletters, tenant meetings and other venues as necessary.
• Provides cross-coverage for other sites and additional support as needed. Participates in peer training and auditing.
• Exhibits commitment and flexibility in on-call responsibilities, including evening backup and alternate weekends.
• Complies with all agency policies and procedures.
• Other duties as assigned.

MINIMUM QUALIFICATIONS

• High school diploma or GED required (Associates degree preferred).
• 2 years of office or supervisory experience preferred.
• Valid Driver’s License that meets agency policy.

SUPERVISORY RESPONSIBILITIES

• Responsible for the supervision and development of the Live in Caretaker, volunteers and interns
