The Role

As a Senior Manager of Asset Management, you will provide analytical, research, and managerial support for a diverse portfolio of apartment homes. This role offers broad exposure to multiple facets of real estate investment, asset management, and financial analysis. You will partner with various internal teams—including Asset Managers, Investments, Development, Operations, Risk Management, Finance, and Data Analytics—to develop strategies that enhance long-term asset value, optimize performance, and drive portfolio growth.

Key Responsibilities

Conduct detailed financial analysis on real estate assets, including DCF modeling, IRRs, equity multiples, and performance metrics.

Develop and maintain 10-year cash flow models to support investment planning, evaluating sell/hold strategies and capital improvements.

Identify and analyze key risks and opportunities by conducting SWOT analyses in collaboration with internal stakeholders.

Utilize data analytics tools (Power BI, MRG reports) to interpret trends and provide actionable insights.

Monitor portfolio performance and recommend strategies to increase NOI, maximize cash flow, and enhance asset value.

Review and provide guidance on capital projects, including redevelopment, remerchandising, and major CAPEX initiatives.

Conduct market valuations and coordinate with the Investments team to obtain external BOVs and appraisals.

Oversee joint venture partnerships, ensuring alignment with strategic objectives and financial performance goals.

Stay informed on market trends, competitive properties, and economic drivers to refine asset strategies.

Collaborate on annual budgeting and portfolio assessments to align business strategies with financial objectives.

Education:

Bachelor’s degree required (Finance, Real Estate, or related field).

MBA preferred.

Experience:

5–7 years of experience in asset management, investments, or property management within real estate, ideally multifamily.

Skills & Competencies:

Strong financial modeling skills, with expertise in valuation and performance metrics.

Strategic thinker with a hands-on approach to asset management.

Ability to navigate ambiguity, build consensus, and drive decision-making.

Knowledge of real estate property management operations and financials.

Familiarity with entitlement and zoning processes to assess value-creation opportunities.

Strong communication and presentation skills.

Proficiency in MS Excel, Word, and PowerPoint; experience with Power BI is a plus.
