Senior Manager, Property Accounting
Primary Purpose of Position: Partner with the VP, Regional Controller regarding all aspects of accounting and asset management for assigned portfolio. Collaborate with VP, Regional Controller to provide oversight, manage, and develop accounting staff. Oversee, monitor and facilitate all financial matters including internal and external financial reporting and quarterly close deliverables. Essential Functions: + Provide management to Senior Accountants and Accountants through active communication, feedback, performance management and career discussions. + Participate in compensation recommendations of direct reports. + Provide oversight and direction to direct reports in accordance with the company’s policies and procedures. + Review of complex lease memos, transactions and ownership structures adhere to internal policies and procedures and comply with GAAP and/or IFRS requirements. + Review and present quarterly revenue, NOI and depreciation variance analysis to executive and senior management. + Final review and approval of GAAP, IFRS, cash, modified cash basis quarterly and annual financial statements and other reporting requirements for external parties (joint venture, lender, third party). + Review of quarterly REIT financial reporting packages. + Review of all leasing transactions to ensure adherence to internal policies and procedures and compliance with GAAP and/or IFRS requirements. + Evaluate the risk on long and short-term receivables and propose appropriate reserve to executive and senior management. + Final review and approval of tenant operating, electric and real estate tax escalations throughout annual cycle (monthly estimates, quarterly true ups and annual true-up). + Responsible for, and coordinate the transition of all acquisition, dispositions and new developments. + Ensure all accounting complies with all management, development, mortgage and joint venture agreements. + Actively participate in the annual business plan and operating expense budget meetings by preparing the supplemental materials and leading analysis and discussion to executive and senior management. + Review of the quarterly taxable REIT subsidiary (TRS) accounting and ensure adherence to legal documents. + Coordinate the review of ASC805-Business Combinations calculation (for acquisitions) and the gain calculation with Capital Markets and Financial Reporting (for dispositions). + Manage all tenant audits from initial inquiry to conclusion including review of any correspondence with the tenants and the Regional support team (Property Management, Legal, and Leasing). + Approve capital calls, construction loan draws and all reporting related to the company’s development projects. + Approve reporting related to corporate accounting responsibilities of the Senior Accountants and Accountants. + Provide high level of service to regional management teams including Property Management, Leasing, Legal, Construction and Development. + Provide VP, Regional Controller with support as needed. + Perform other duties as assigned. Requirements and Qualifications: + Bachelor’s degree in Business Administration or Accounting required. + A minimum of ten years of comprehensive accounting experience required. Previous accounting experience in commercial real estate settings or related industries preferred. + Progressively responsible supervisory experience preferred. + Exemplifies proven leadership skills by showing initiative, serving as a role model, demonstrating accountability and a shared sense of commitment to the organization. + Proficiency in Excel required. + Proven organizational skills. + Self-starter capable of finding solutions with minimal supervision. + Ability to interact with co-workers, tenants and vendors in an articulate, courteous and business-like manner at all times. + Ability to manage competing priorities while under pressure. + Ability to work independently, as well as part of a team. + Adaptability to changing demands. + Effective problem solving skills. + Excellent interpersonal communication skills. + Excellent written and verbal communication skills. + Knowledge of JD Edwards accounting software desirable. + Ability to travel to various properties on an as needed basis. Physical Requirements: + Involves work of a general office nature usually performed sitting such as operation of a computer. + Involves work of a general office nature usually performed standing such as operation of a fax and printer. + Involves work such as tours throughout property portfolio usually performed by walking and by climbing stairs. + Involves movement between departments to facilitate work. Internal and External Contacts: + This position interacts extensively with all levels of employees within BXP and with a variety of external audiences. Reporting Structure: + This position reports to the VP, Regional Controller who provides supervision and guidance, and monitors work on a regular basis to include performance reviews.
