Senior Manager of Real Estate

Regal Rexnord is seeking a Sr. Manager, Real Estate that will be a key to the company's continued growth. They will collaborate with the leaders of the organization to build and execute both short and long-term strategies. The primary role of the Real Estate Manager is to manage a Real Estate portfolio made up of over 200 owned/lease sites as well as identify new locations in key geographic regions for Regal Rexnord. The Real Estate Manager is involved with relocations, renewals, closures, and disposition of excess/idle properties. Other responsibilities include market and field research, site selection, financial pro forma modeling to calculate IRR's and NPV's, construction and legal process required for lease approvals, broker management, landlord relationships, ad hoc analysis, reporting, and more.

This position will report to the Senior Director, Global Risk and Property Management

Major Responsibilities:

Support:

Communicate effectively with internal stakeholders, including members of the leadership team.Develop and maintain cohesive communication and excellent working relationships with external partners including real estate brokers, developers, owners, landlords, attorneys, architects, and local government officials.Support Project Managers and SCOFR team to ensure they provide sufficient data such as market comps and BOV/Appraisals to make proper business decisions.Support of local operations with site specific issues and work as liaison with Landlord to find a solutionGeneral knowledge of corporate real estate best practices and internal & external service modelsPrepare and deliver business cases supporting Regal Rexnord real estate strategies to internal stakeholders.Actively and proactively identify potential areas of risk for Regal Rexnord within its real estate portfolio and develop and present options for mitigation.Initiates project initiation and scope definition, prioritization of assignments, and adherence to priorities, protocols, commitments, and milestones.Collaboration among parties to manage multi-market commercial real estate services such as: transaction management, portfolio strategy, project management, lease administration, etc.

Negotiation:

Negotiate all provisions of the lease, including, insurance, LL/Tenant default provisions, CAM and additional provisions.Negotiate Regal Rexnord’s Letter of Intent and work with segment and legal team members to finalize lease documents.Negotiate the sale of industrial properties.Manage negotiations for multiple transactions including relocations, expansions, renewals, dispositions, and renegotiations in multiple markets throughout North America and InternationallyCoordinate market tours and present recommended deals to the Project and SCOFR Teams

Reports:

Prepares trip notes from market visits and follow-up notes on tours with senior managementReal Estate Reports by Segment to Senior Leadership TeamPro forma modelingAd Hoc Analysis and reporting

Required Education / Experience / Skills:

Bachelor's Degree in Finance, Business, Real Estate or Construction preferred7+ years of experience in Corporate Real Estate preferredInformation Systems: Microsoft Office Suite, Visual Lease or similar Leasing Software experienceAdvanced negotiation skillsFinancial analysis skillsExcellent written and verbal communication and problem solving abilitiesFlexibility to adapt to change and multi-taskingExperience establishing disciplined processes and driving continuous improvement and performanceResults and detail-orientedAbility to meet many simultaneous demands for important decisions/actions and face confrontations or other difficult situations and demands for results

Expected Salary: $100,000 - $150,000 + Incentives
