Senior Pre-Design Project Manager

We are seeking a Pre-Design Project Manager that can work multi-functionally with Landlords, Real Estate, Design, and Construction! Are you ready to work a part of an engaging, fun, and communicative team? As a member of the team, you will lead projects and programs during pre-design phases!

Responsibilities

Run projects while influencing, negotiating, and connecting with business partners.Assist in writing and maintaining construction, landlord, and tenant work letters.Perform on site investigations to resolve site suitability for its intended use.Fill out and maintain site investigation forms and relay the information to other Team Members.Create Tennant Improvement (TI) make-ready scope of work budgets and highlight risks to support site selection and design + construction decision making.Mange projects efficiently through the pre-design phase to ensure a timely and detailed hand off to the Design, third party architect of record, and Construction Teams.Create and maintain effective hand-off documentation for business partners.Advise pre-construction project budgets.Act as the single point of contact to Landlords and Developers to agree upon Work Letter and coordinate due diligence.Analyze and approve Landlord’s shell drawing against completed leases.Coordinate Tenant’s requirements with Landlords including utility requirements.Review and confirm Landlord’s site plans and building elevations against implemented leases and internal design criteria.Research and communicate information provided in Landlord’s Tenant Handbook and/or required building criteria to the Design and Construction Teams.Evaluate site feasibility including truck routing plans.Establish relationships along with an understanding of municipalities and permit processes.Lead meetings, produce minutes, and strive for a cohesive team environment.Travel- up to 50% travel required

 

Basic Qualifications

5+ years of experience in the construction management or architecture of commercial buildings, demonstrating dynamic responsibility and growth within the construction/architecture industryBA/BS degree in Architecture, Engineering or Construction ManagementGeneral knowledge of Building CodeExperience developing and handling budgetsProficient with inspecting construction drawings and specifications.Proficient with reading and interpreting commercial lease exhibits.Ability to work within an ambiguous environment and lead changeHave strong project management experienceExcellent written and oral communication skillsAbility to meet timelines and prioritize efficientlyValidated experience demonstrating sophisticated problems clearly to both internal and external customers and approvers.Proficient in AutoCAD/REVIT, Bluebeam Revu, Smartsheet, and AsanaAbility to lead negotiations, and run high level meetings and discussionsAbility to analyze data make data driven decisionsStrong prioritization skills

Preferred Qualifications

Experience in reaching agreements for commercial contracts (master agreements / work letters)Familiarity with business process documentation and improvementSelf-motivated, able to work both independently and within a team.Experience with Smartsheet, Asana, Procore and similar real estate, project and portfolio management tools

Location and Travel:

This role is located in Bellevue, WA or Plantation, FL with required in-office attendance at 3+ days per week.Travel for the position will be up to 50% depending on project needs with average travel around 50% of the time. Depending on the project this is a flexible requirement.

 

 

The specific salary offered to a candidate may be influenced by a variety of factors including but not limited to the candidate’s relevant experience, education, and work location. In addition, this position is eligible for 401k and a new hire and annual equity grant. We offer different types of insurance, such as medical/Rx, vision, dental, life, disability, hospital indemnity, critical illness, and accident. Pay Range$129,500—$207,000 USD
