Position Objectives

Delivers senior level project management supervision over assigned JLL client projects.  Provide superior client service and employee management. Contribute to the growth of the company and meet assigned financial target.

Strategic Objectives

Regularly involved with local and regional industry conferences and with clients as representative of the Firm. Brand     Directly responsible for enhancing Team revenues through the maintenance and expansion of existing client relationships and by developing new relationships. Functions as a subject matter expert for a specific product or service. Able to communicate all available products and service offerings of the Firm. Contributes to the development of new product and service delivery ideas for the business unit.

Client     Lead relationship manager for a single strategic alliance client or serves as a key resource to multiple client teams. Assists client in developing real estate strategy linked to client business objectives. Assists Team Leader in the development of the business unit’s service delivery strategy.

People   Often has responsibility for managing and developing a limited number of people (i.e., 3 or fewer) who are involved with a specific function, or who are members of a specific business unit or client team.

Digital    Demonstrates skills that enable the individual to successfully execute highly complex transactions. Recognized leader within Firm for his/her area of specialization. Assumes lead role complex client assignments. Day to day expectation to be proficient with PM tools, templates & digital interfaces.

Position Responsibilities

Player / Coach - Supervise the regional or functional team for the delivery of projectsUpon award of a project, develop project specific and client driven goals, schedules, budgets.Establish and maintain project goals and success criteria that meets the client needs. Build rapport with client representatives and ensure scope of project and outside business forces affecting the project is fully understood and that specific deliverables are fully understood with performance standards and other relevant criteria. Coordinate any necessary due diligence efforts on behalf of the client, maintaining and delivering all appropriate documentation. Develop a detailed budget based on historical/market data and clearly defined set of budget assumptions.Act as the primary senior level contact with the client throughout the duration of the project.Guide the client and team through the design implementation process including conceptual, schematic, design development and construction documentation and signoff. Develop and maintain the Master Project Schedule. Prepare various RFP’s needed for vendor and contractor services for the complete project. Develop procedures for distribution, receipt, opening, leveling and award  Facilitate a project kick-off meeting with internal staff and key stakeholders to ensure responsibilities are communicated and understood by all concerned. Actively track each aspect of project performance against schedules and critical path. Oversee vendor and project team members work to ensure compliance with contract and client expectations. Identify and address areas of concern regarding potential liabilities and risk.Assist in training and developing JLL team members in the skills and understanding of firm and client procedures, methodology and practices expected for a successful project implementation. Demonstrate proficiency in the use and application of all PDS technology as required for assigned projects.Ensure accurate management of all accounts receivables to maintain a level not to exceed planned working capital charge as set by corporate finance.Comply with all JLL policies and procedures, including but not limited to ethics and business practice.

Oversee Small team and manage a portfolio of projectsConduct Weekly project calls with client, vendors, contractors and consultantsUpdate and maintain Schedules and Budgets in PDS technology toolsMaintain client relationships and communicationsCoordinate VendorsAssist in the production of Monthly Reports to clientReview Drawings, Shop-drawings, Change Orders, Progress payments and Invoices for approvalAssist in drafting of RFP’s with contractors, consultants and vendorsShare Best Practices across team/clientsAttend industry events

Required Knowledge, Skills and Abilities (SKA)

7-10 years of practical experience in project administration preferredAbility to regularly communicate analyzed data to client and team to achieve project goalsStrong working knowledge of architectural drawings and furniture and space planning conceptsFlexibility with work hours and travel as neededExperience in construction management or real estate preferredHighly organized with strong analytical skillsStrong interpersonal skills with an ability to interact with executive level external and internal clientsAbility to successfully communicate with client, vendors, contractors and consultants and team Previous experience effectively supervising, training, mentoring and evaluating several project managers at various levels within the organization/teamAbility to manage all aspects of construction projects effectively and efficiently including, but not limited to Budgeting, Scheduling, Submittals, Change ordersDemonstrated high level of performance in project budgeting, contract negotiations and schedulingKnowledge of Microsoft Office applications and Project software

Minimum Required Education

Bachelor’s degree from an accredited institution in Accounting, Business, Architecture, Engineering, or Construction Management strongly preferred.

Estimated total compensation for this position:

150,000.00 – 200,000.00 USD per year

The total compensation range is an estimate and not guaranteed. An employment offer is based on an applicant's education, experience, skills, abilities, geographic location, internal equity and alignment with market data .
