Oversees all marketing, operations and financial activities. This job is part of the Property Management job function. They are responsible for operating buildings on behalf of a client or group. **What You'll Do:** + Provide formal supervision to one employee. Monitor the training and development of staff. Conduct performance evaluations and coaching. Oversee the recruiting and hiring of new employees. + Coordinate and manage daily activities. Establish work schedules, assign tasks, and cross-train staff. Set and track staff and department deadlines. Mentor and coach as needed. + Cultivate relationships with existing tenants and retailers. Respond to escalated tenant needs and issues. + Act as primary contact with property owners, serving as owner representative to ensure that objectives are being met. Prepare and deliver timely, accurate and complete reports. + Conduct regular property walks and quality inspections to maintain overall property standards, ensure vacant spaces are ready for leasing, and uphold "best of class" criteria. Be available to showcase spaces to prospective tenants. + Develop and control annual budgets for operating and capital expenses. Forecast management plans and prepare monthly performance reports, explaining variances. + Help create programs that will assist the property with emergency recoveries. + Prepare all required legal notices for approval. + Review tenant rent and common area maintenance recovery charges to ensure payment is on time. + Negotiate and manage contracts with third-party service providers of security, cleaning, maintenance and repair. Ensure vendors perform to scope and quality standards and meet contract terms and pricing. + Coordinate and assist with other departments. Ensure overall property maintenance is kept up through regular property walks and quality inspections. + Lead by example and model behaviors that are consistent with CBRE RISE values. Influence parties of shared interests to reach an agreement. + Apply knowledge of and how own discipline integrates with others to achieve team and departmental objectives. + Identify, troubleshoot, and resolve day-to-day and moderately complex issues which may or may not be evident in existing systems and processes. **What You'll Need:** To perform this job optimally, an individual will need to perform each crucial duty satisfactorily. In lieu of a degree, a combination of experience and education will be considered. + California Real Estate License is required. + Strong problem-solving skills. Ability to work independently with minimal supervision. + Ability to guide the exchange of sensitive, complicated, and difficult information, convey performance expectations and balance problems. + Leadership skills to empower team impact on quality, efficiency, and effectiveness of the job field and department. + In-depth knowledge of Microsoft Office products. Examples include Word, Excel, Outlook, etc. + Extensive organizational skills with a strong inquisitive mentality. CBRE carefully considers multiple factors to determine compensation, including a candidate’s education, training, and experience. The minimum salary for the Sr Real Estate Manager position is $115,000 annually and the maximum salary for the Sr Real Estate position is $135,000 annually. The compensation offered to a successful candidate will depend on their skills, qualifications, and experience. Successful candidates will also be eligible for a discretionary bonus based on CBRE’s applicable benefit program.
