What you will be doing 

The Senior Real Estate Manager (SREM) represents the Company in real estate transactions within an assigned geography or for identified corporate wide initiatives. The SREM is a strategic thinker that develops the analytical bases for acquisitions, leasing, and asset disposition transactions. In addition, the SREM has responsibility for identifying and evaluating value enhancement opportunities for current assets.  

The position will be based in our main regional office in Phoenix, AZ.  

 

Main responsibilities 

Develop and execute real estate strategy for strategic placement of new stores and fuel centers.  Strategic asset management of existing stores (operating and surplus) within assigned territory.   Execute real estate transactions, including planning, negotiating, and execution of transactions.  Ensure the real estate transactions meet the financial and operating objectives of the Company.  Coordinate the overall real estate process by working with Store Planning, Construction, Legal, Store Operations and Finance.  Lead, plan, and participate in site visits for real estate selection.  Presentations at monthly Real Estate Committee Meetings.

What we are searching for  

Proactive self-starter with an owner/investor/developer attitude.  Leader with ability to influence tenants, landlords, management, and investors to action.  Advanced understanding of real estate concepts, documentation, and the ability to close deals with limited supervision. 

Background and Skill Development 

Strong market analysis aptitude, the will to win and to outpace competitors, natural curiosity to learn, analytical mindset, and profit-oriented approach.  Well-honed financial skills with the ability to apply financial modeling techniques and critical analytical frameworks to solve for effective real estate decisions and outcomes.  Strong negotiation aptitudes leading to the ability to negotiate multi-million-dollar transactions to a successful conclusion.  Strategic minded with the ability to analyze situations quickly and make recommendations for underperforming real estate assets (e.g., closing, lease re-negotiation).  Understands standard financial statements and can assess potential credit worthiness of tenants.  Demonstrates an advanced understanding of real estate valuation methods including cap rates, market comparable and replacement cost.  Knowledge of the real estate entitlement process. 

Leadership and Communication 

Team player able to lead internal and external teams in a fast-paced retail real estate environment, and partner with and influence Senior Real Estate Leadership.  Integrity and professionalism to represent the Company's interests to outside investors, professionals, and vendors as well as teammates.  Excellent communication skills both written and verbal.  Advanced computer skills including Excel, Word, PowerPoint, and Outlook.  Acts in a competent, professional, and timely manner. 

We believe the successful candidate has these qualifications and experience: 

At least 5 years of relevant experience in corporate real estate, shopping center development, and/or real estate department with a major retailer.  Bachelor's degree required, with emphasis or coursework in Real Estate, Finance, Civil Engineering, Geography or General Business preferred  Strong market knowledge of the SW United States including main grocery and Real Estate companies within geography.  Ability to travel one to two times/mo. in territory
