Responsibilities Related Ross is seeking a Senior Service Technician to join our team in supporting our class A commercial office assets. The Senior Service Technician possess a highly competent level of technical skills in Mechanical, Electrical and Plumbing trades and be capable of performing installations, repairs and preventive maintenance for a wide variety of building equipment and systems in compliance with all company policies and procedures and applicable codes and regulations. Experience with Building Automation and Life/Safety systems is required along with familiarity with maintenance management systems. The Senior Service Technician is responsible for the following: Performing preventive maintenance and repairs on all types of building equipment including pumps, motors, fans, chillers, DX units, rooftop A/C (RTUs), cooling towers, refrigeration, and other equipment incidental to the operation of buildings. Troubleshooting electrical, mechanical, plumbing and control systems and be familiar with using testing gauges, meters, and measurement devices. Be able to read blueprints, drawings, schematics, and technical data to diagnose system problems. Be aware of applicable OSHA regulations and maintain a safe work environment at all times. Supervises building vendors; collaborates with contractors. Conducts periodic inspections of designated building facilities and equipment. Reports unusual problems or concerns. Maintaining the appropriate documentation of maintenance and repair records to ensure compliance with applicable regulations and codes. Responds to tenant requests. Other related duties, as required. Qualifications KNOWLEDGE AND SKILLS Stable employment record with 3+ years experience in the field. Technical Education in the Mechanical, Electrical and/or Plumbing trades. EPA 608 Universal Refrigeration Certification preferred. Experience with using all types of hand tools, machines, and equipment. Working knowledge and the ability to utilize desktop computers with software packages such as Microsoft Office, PowerPoint, Outlook, & Project. Any additional program knowledge is a plus. WORKING CONDITIONS Position is located in West Palm Beach, Florida Minimal on-call rotation for emergencies, as needed The work is representative of field conditions and situations the employee would face while performing job functions in various indoor and outdoor work environments. While performing these duties, an employee can be faced with wet and/or humid conditions, moving mechanical parts, high precarious places, outside weather conditions and vibrations. The employee is occasionally exposed to fumes or airborne particles, toxic or caustic chemicals, electrical hazards and moderately noisy locations. The proper Personal Protective Equipment (PPE) will be available and must be used as required.
