Senior Transaction Manager

What this job involves –

Our Transaction Management team helps clients strategize, evaluate and execute real estate transactions to meet their business and occupancy needs.  Our Sr. Transaction Manager will manage and execute complex disposition transactions while fostering client relationships and business growth.  This position will be responsible for overseeing regular reporting, running broker opinions of value, forecasts/budgets, managing brokers and other key transaction team members, driving continuous process improvements, and executing dispositions seamlessly across a region.  The successful individual will lead all facets of overseeing timelines, critical dates, and working through coordinating closings with all key stakeholders to meet original forecasts.  The role will include a relationship management component and the ability to work across functional areas to identify new pipeline projects throughout the organization.  This position works independently or as part of a team; will supervise or manage the workload of Analysts and Analysts possibly other Transaction Managers.  This position will also work on and will be asked to direct special projects/assignments as needed.  Our Sr. Transaction Manager will manage and work with professionals across a wide variety of disciplines and functional areas.  Demonstrated experience in managing complex projects to successful outcomes is paramount. Ability to think strategically and act proactively.  Creates strong client trust and confidence.  Helps team foster growth of junior talent.

Manage Client Relationships

Assume key transaction responsibilities for strategic client as well as portfolio level strategyProvide advice on client transactions and most optimal execution path for certainty to closeProvide opinion and advice on prioritizing projects, tasks, and deliverables for client and other team members to keep all project pipeline goals on plan, if off-plan to catch-backAttend regular client meetings and conference callsRun a relationship management and research program to identify new pipeline and report on key successes of the teamMine and research portfolio as well as market for opportunities to surlus assets and tag assets with disposition strategy and other key metrics for reportingContinuous improve client transaction management processes and reportingWork directly with clients and team members to stay on scheduleManage building tours with the client and all coordination across all functions on a disposition including legal, environmental, diligence, decommissioning, IT, security, leadership, public relations, and other key functional areas (as applicable)Manage transaction reporting to the client and all key stakeholders (regional, divisional, functional)Manage all disposition tracking, close-out, and coordination for smooth execution timely

Transactions Support

Prepare market information for the surplus properties, including estimated values, planning & zoning information, general market trends and data, property strengths and weaknesses, etc.Prepare and manage go-to-market plans for each property, bundle, or project including defining the most optimal disposition marketing approach or tactic in coordination with client teamIndependently manages and executes complex, large, mid-size, and small transactions with high level of proficiency and knowledgeDelivers measurable value by negotiating favourable economic terms for the client, provide insights and thought leadership on best practices on deal structuringSupport client and oversee the management of all pre-sales processes including following up with various vendors or other departments on diligence, title, survey, regulatory, etc.Review existing templates, process, and playbook while continually innovating and updating to most optimally and efficiently dispose of assetsCoordinate with counsel, environmental, decommissioning team, IT, functional areas, and other SME’s on deal structuring and processWork with IT to customize reports, dashboards and analytics specific to account team usage as well as distributions to all key stakeholders at various levels within the client organizationAssist Client in developing and implementing the pipeline plan of transactions annually to meet goals/targets while adhering to Jones Lang LaSalle’s and the Client’s processes and standards for expertise and professionalismGather all key financial information on assets including holding costs, taxes, book value, etc.Actively monitor and report on progress of assigned transactions as well as those of direct reportsCollect client requirements, obtain market data, review market reports, retain real estate broker partners, oversee identifying new pipeline properties, and prioritizing dispositions, create requests for proposals (RFP’s), negotiate letters of intent, purchase and sale agreements, closing checklists, and prepare approval packages for client’s senior managementWork with and support client on all regulatory processes, forms, and steps to ensure 100% compliance on all transactions to all requirementsEngagement of and management of all local brokerage resources leveraging a best broker model to ensure the right talent by propertyCoordinate inhouse and contractors to prepare conveyance deeds, easements for reserved rights, confirm subdivision map act compliance, etcDevelop cost savings strategies, develop and evaluate alternative solutions and financial structures and refine existing transaction processes and proceduresReview closing statements for accuracy and progress closing; review Dealio for accuracy and assure it is updated regularlyFollow-through to manage closing timelines, checklist, and closing process to drive certainty to close on pipeline

Interested?  An ideal candidate would need to have the following qualifications:

Required

A Bachelor’s degree is required, Masters, MBA or other advanced degree is strongly preferred. 5-8 years of relevant work experience with at least 4-8 years as a Transaction Manager, CRE experience.Seasoned transaction management experience with proven skills in contract review and lease/purchase and sale negotiations. Experience working with corporate clients to achieve real estate objectives. Solid understanding of financial and accounting impacts. Strong, verbal and written communication and presentation skills. Excellent negotiating, analytical, communication, collaboration, organization/planning and process skills. Strong ability to interpret and communicate business intelligence/data analytics.Outstanding client service skills. Proven ability to manage a team. Coach and develop direct reports to reach full potential, lead a diverse team.

Estimated total compensation for this position:

103,000.00 – 165,000.00 USD per year

The total compensation range is an estimate and not guaranteed. An employment offer is based on an applicant's education, experience, skills, abilities, geographic location, internal equity and alignment with market data .
