JOB SUMMARY
Performs preventive and corrective maintenance of equipment, systems and structures throughout the facility.
Perform light carpentry, HVAC, general maintenance, minor electrical and plumbing duties. Performs OSHA Blood
born pathogens class III.
Installs, tests, maintains, and repairs machinery, equipment, and systems as scheduled or needed.
Performs utility and structural repairs as needed, alone or in collaboration with internal/external tradespersons.
Inspects, tests, and maintains records for all fire risers, sprinklers, extinguishers, fire doors, and other fire/safety related equipment and systems.
Moves items within/between locations and from/to storage.
Constructs or modifies small structures; makes repairs to buildings, roofs, and floors. Determines and orders
materials to be used for those repairs or modifications.
Constructs or repairs desks, counter tops, and cabinets using appropriate carpentry tools.
Installs or repairs dry wall in facilities and buildings and prepares surfaces for finishing and painting. Hangs doors and
installs hardware such as door knobs, dead bolts, hinges, etc.
Paints interiors and exteriors of structures, facilities or buildings using spray equipment or painting by hand; mixes
paints, varnishes or stains in order to match existing color scheme.
Assists in installing plumbing fixtures such as sinks, toilets, urinals, and shower accessories; repairs facets by
replacing washers and seats as needed.
Performs preventive maintenance on secondary air handling and temperature systems by inspecting units on a
scheduled basis, making minor adjustments, replacing steam traps, fan pulley belts, filters, lubricating motors, and
pulleys.
Maintains a log of repairs made, materials used, and the date repairs were made so that an audit trial can be followed
should the equipment become inoperative.
Cleans out sewer system pipes using hand or power auger in order to keep the system open and running.
Inspects equipment, appliances, structures, and buildings to determine if repairs are warranted and may be assigned
to estimate cost of repairs

Minimum education
High school diploma or equivalent Required
Combination of education and experience. Certificate from trade school in plumbing, electrical, carpenter, millwright,
HVAC/ maintenance tech preferred.
