Compensation includes a base salary of $79,400.00 - $119,000.00. The base salary may vary within the anticipated base pay range based on factors such as the ultimate location of the position and the selected candidate’s knowledge, skills, and abilities. Position may be eligible for additional compensation that may include an incentive program.

Job Description

The Sr. Accountant – Real Estate Lease Accounting is a key financial accounting partner that ensures proper accounting for real estate leases held by all divisions of Cox Enterprises. This position will be expected to have a thorough understanding of ASC 842, roll forward reporting and disclosures, an understanding of real estate lease accounting concepts and terminology and proficiency with lease accounting systems and industry practices and processes. This position will work independently, only receiving guidance on unusual or complex problems. This position will sometimes be expected to review reports/results with Management.

Job Responsibilities:

Accounting Duties:

Lead the monthly financial close process.Review of real estate leases and related accounting activityRecord accounting information in compliance with ASC 842 requirements, ensuring lease transactions are recorded accurately, including new agreements, modifications and terminations.Transmit from CoStar to Oracle, or manually export, system-generated journal entriesPrepare roll forward reports for divisions, including domestic and international subsidiariesReview and generate lease income reports, as well as intercompany entries for divisions to record rental incomeMaintain Accounts Receivable Aging by division and sublease, partner with Real Estate to resolve outstanding balances in a timely mannerPerform monthly balance sheet account reconciliations using Blackline to ensure accuracy and provide necessary documentation, researching and working with business partners to resolve any issues in a timely mannerCollaborate with Technical Accounting and other key stakeholders and perform related analysis to evaluate the potential impact of lease transactions to the financial statements and ensure accurate lease accounting and reportingParticipate in the year-end audit by preparing and providing annual financial reporting disclosure support and other schedules as neededAssist with requests for various other audits and from the tax departmentPartner with Real Estate and Financial Reporting to ensure all internal controls are adhered to and financial statements are fairly and accurately presentedProvide support to key finance and business partners by addressing questions regarding month-end entries, month-over-month variances, accounting for projects, acquisitions and divestitures, and other ad hoc transactions or related processes.Collaborate with the Real Estate department to ensure all lease activity is captured and reflected accurately in the accounting systemCollaborate with various system administration teams to resolve issues in the transfer of lease data and provide input regarding system enhancements or special projectsAssess and identify opportunities to enhance current processes

Education:

Bachelor’s degree in a related discipline and 4 years’ experience in a related field. The right candidate could also have a different combination, such as a master’s degree and 2 years’ experience; a Ph.D. and up to 1 year of experience; or 8 years’ experience in a related field

Experience:

2+ ASC 842 lease accounting experience requiredExperience with CoStar or similar lease softwareKnowledge of Oracle Financials, Blackline Systems, OneStream and Office 365 suite applications preferredAbility to read, identify key elements of lease contracts to support accounting schedule set up and/or modificationProven ability to deliver high levels of customer serviceExperience within a Center of Excellence environmentExperience in organizational change – including large scale transformation initiativesGlobal experience in a multinational organization a plusExcellent oral and written communication is mandatory

Competencies/Skills:
