What you will be doing

The Building Maintenance Technician III, with minimal oversight and a strong knowledge of high-level maintenance, vendor and repair management, ensures that the corporate campus is supported with general and specialized maintenance and upkeep of all owned and leased buildings and assets. The Building Foremen III owns various specialized tasks pertaining to various system maintenance management processes to bring outsourced work in house and complete in a highly skilled and effective manner. A Building Foreman III can also own various of the service provider/vendor relationships as delegated by the Sr. Manager. They will also complete routine maintenance and repairs, on-call response for building maintenance emergencies, procurement, and purchase order processing. They are required to become trained in our CMMS portal Corrigo for the processing of all work order submissions and updates as assigned to them. This position is integral to the daily operation of the corporate campus especially as it pertains to specialized maintenance management and vendor ownership support. 

The position will be based in Pleasanton, CA.

Main responsibilities

Assists team leadership in large scale project work ranging from campus specific vendor data collection to cross region program implementation support. Acts as team lead with peers within the same position under the direction of the Sr. Manager. As a team lead, this role shares best practices, onsite support, training and backup. Provides feedback and guidance to team leadership in capital planning. Ability to autonomously and safely complete preventative maintenance and break/fix repairs of major commercial HVAC systems and components such as boilers, cooling towers, water source heat pumps and more. Own various specialized maintenance management processes and complete autonomously in house to include but not limited to - HVAC filter replacements, pH water testing and water treatments for Cooling towers, plumbing fixture replacements and repairs. Autonomously completing minor-major specialized repairs on commercial plumbing systems to include but not limited to - flush valve replacements, water fixture replacements, snaking toilets, clearing exterior clean outs. Install, tear down, move etc. of FF&E as delegated by team leadership. Hanging services and mounting of equipment as delegated by team leadership. Autonomously and safely per OSHA standards complete electrical repairs and maintenance on commercial systems Perform repairs and maintenance on all café and kitchen equipment as needed and per code. Cosmetic maintenance repairs such as installing carpet tiles, replacing ceiling tiles, complete drywall repairs, installing corner guard or base mold etc. Submitting work orders within Corrigo when identifying building/asset deficiencies to be reviewed and assigned by the Sr. Manager and or Building Foreman Oversee Fire, Life, Safety infrastructure - Maintain, troubleshoot and coordinate vendor work. Perform repairs and maintenance on all café and kitchen equipment as needed Create operating expense purchase orders when initiating a material or service cost Own various vendor relationships from engagement of work to scope of work building - i.e., elevator vendors, fire, life, safety, HVAC, etc. Work through assigned Corrigo work orders with high levels of attention to detail in both reviewing customer submitted notes as well as updating and adding in progress and completion notes. Professionally interface with customers and provide support when needed Update blueprints and builds as needed to remain current on plan sets across the campus. Troubleshoot various forms of technology - collaboration tech, EMS, fire panels, service provider owned technology. Create, coordinate and complete preventative maintenance. Operate forklift, scissor lift and pallet jacks Responsible for the maintenance shop organization and supply management to include picking up parts procured locally and keeping their workspace clean and clear of safety hazards. Other projects and tasks assigned as needed.

The salary range is $35 to $45 hourly. Starting rate will vary based on criteria such as location, experience, and qualifications. There may be flexibility for exceptional candidates.

What we are searching for 

5-7 Years’ Experience in Maintenance and Repairs Required HVAC Certifications Required – EPA, HVAC-R OSHA Certification Required – Commercial or Construction Proficient in CAD and blueprints/engineering plans. Proficient in workplace safety rules and regulations. Possess the ability to stand and/or walk approximately 90% of the day. Incumbent will bend, stoop, reach, lift up to 100 lbs., climb ladders and stairs and kneel throughout the work shift Must possess the ability to work with power tools to include but not limited to - drills, nail guns, saws. Strong understanding of PDF, Publisher files preferred Strong ability to work with Microsoft Products - Outlook, Word, Excel Ability to multi-task and function in a fast paced, high demand environment Self-motivated, adaptable with strong problem-solving skills Strong applied and proven ability to interface with customers, co-workers, supervisors Must possess superior customer service skills. Must possess a sound balance of individual contributions while motivated to help support the team Strong organizational skills with high levels of notation Reliable, team player
