What this job involves –
This is a CMMS and BAS hybrid supporting role. This role is in support of the JLL Asset Management journey towards World Class Maintenance organization. This role provides more efficient means of managing facilities maintenance. Successful application of business and technical knowledge to provide administrative and technical support for the organization's existing client facing and internal applications required.
Job Responsibilities
CMMS Support
Using client CMMS (Planon) and JLL CMMS (Corregio), plans, schedules, coordinates, assigns, monitors work orders for group of responsibilityDevelop and maintain accuracy of work order data, adding equipment to PM Plans, schedules and asset audits.Support management in the scheduling and assigning of work. Manage work orders in the system, ensure proper creation, planning, update, execution and closure of work orders.Support ongoing efforts of building out PM task checklist into CMMS and load balance labor plan.Collects data and collaborates with operations team to optimize maintenance programs.Maintains liaison with facilities technicians and other management regarding work execution, necessity of altering schedules and manpower statusContinuous improvement of the work planning and scheduling process through the review and use of maintenance metrics, analysis of work order flow, project demands and expectations.Coach and educate staff on PlanOn and Faclan functions and best practices for performing tasks. Serves as Tier 1 support for the team.Network Support
Assist with maintenance, configuration and reliability of facilities BAS network, computing environment, and applications, troubleshoot network errors with coordination from 3rd party network administrator and onsite building engineering.Coordinate adds, moves, and changes with onsite building engineeringManage facilities BAS IT network specific active directory groupCoordinate with client’s IT department to develop and validate operating policies for network access and use.Provide training to end-users to ensure conformance with developed policies.Coordinate security review for all new and existing devices on the network-Maintain configuration documentation
Product Expertise
Understand the function and communication protocols of existing mechanical, electrical building systems as well as BAS hardware and software.Learn applications from both a functional and technical perspective to resolve basic technical problems.Proper utilization of the help desk ticketing management system to track and document identified service requests.Relationship Management
Coordinate with internal and outsourced service management functions on service issues and problem management.Efficiently communicate challenges and successes to managementProject Execution
Assist in management of project deadlines and schedulesCommunicate and apply project standardsConsistently deliver high-quality services, develop training, reference guides, and product support materialsData Management
Assist with data collection and reporting for base building systemsReview building system data and report on anomalies.Education/training
Degree in information systems, computer science, or business administration highly preferredYears of relevant experience 3-5 yearsKnowledge/experience in Facilities Management and/or Real Estate industry preferredSkills and knowledge
Strong understanding of building mechanical, electrical and automation systems and operations preferredStrong knowledge of BAS systems, networking and protocols preferredAbility to draft reports and presentation materials using industry accepted workplace applications, proven applied experience with collaborative applications.Strong analytical and problem-solving skillsExcellent communication and customer service skillsSelf-motivated; able to set priorities and work independentlyStrong technical skills with the ability to learn new applications quicklyPosition will require use of the Microsoft Office Suite and other JLL systemsExperience using help desk service management applications.Experience with applications like BacNet, Tridium Niagra (building automation tool), etc preferred.Estimated total compensation for this position:
72,000.00 – 92,000.00 USD per yearThe total compensation range is an estimate and not guaranteed. An employment offer is based on an applicant's education, experience, skills, abilities, geographic location, internal equity and alignment with market data .
