Job Description
Your Team
The Senior Director of Land is responsible for the acquisition, disposition, management and coordination of new residential and commercial development projects within the Houston Division. In addition to the project specific responsibilities, this role manages and directs other members of the Land team on various responsibilities such as design engineering, production planning, preparing budgets, schedules and regulatory approvals, as well as collaborating with the Housing, Sales and Marketing departments, as required for overall coordination of the projects. Work closely with SVP on the creation and management of all Joint Venture partnerships in addition to the overall strategy and implementation for land acquisition in the region. Direct and manage the Land Acquisition activities for all opportunities including land entitlement and underwriting across the Division.
Your Key Deliverables
Community Development
Provides vision and leadership for all master planned communities within the DivisionIdentify new pursuit opportunities for community and lot servicing acquisitionsManage and assist in acquisition of new MPC & Lot Servicing opportunities, to include financial underwriting, CMA’s, feasibility and due diligence responsibilitiesOversee the planning / approvals and servicing of all residential or commercial projectsResponsible for delivering finished lots, common infrastructure, parks and amenities to meet internal and external demandResponsible for all lot servicing and community budgets, cashflows and returnsManages planning and engineering workloads to ensure that the business unit goals, objectives, and results are achieved with respect to community development applications, permits, and constructionEnsures the quality and timeliness of products and services delivered by the departmentEnsures that information and timely updates are received by other departments affected by the community development processEstablishes business metrics to drive appropriate quality results within the departmentActively stays abreast of new industry approaches, technology, and government policies, to keep Brookfield well-positioned to understand and realize new opportunitiesLeadership
Member of the Houston Executive TeamProvide strategic input and analysis across all disciplines of the Houston businessIdentifies and accesses top talent and relationships for the benefit of Brookfield, Houston. Including external consultants, attorneys as well as internal talent within the Land Department. Owns the development and management of relationships within all levels of municipal staff. Primary point of contact for City Management and shared responsibilities with SVP for relationship management of elected officials. Manages and oversees Land Departmental resources and works with Directors / Development Managers / Project Managers & Construction Managers in prioritizing department responsibilities.Ensures the appropriate performance and behavior of contractors/consultants retained in the community development processEnsures that timely and appropriate feedback is provided, with respect to performance and development needs of staffProvides direction, guidance, and support staff to ensure that corporate directives and policies are understood and achievedOther duties within the scope, spirit, and purpose of the job, as requested by managementMust Haves
Degree or certificate in Engineering, Business, Project Management, Geography or Urban Planning and 10 – 15 years development management experienceDemonstrated strategic thinking, strong business acumen, proven analytical skills and a successful history of real estate acquisitionsExcellent influencing negotiation, interpersonal, and communication skills, ensuring - the highest quality deliverablesKnowledge of local community related Acts, Policies and GuidelinesConsultative, collaborative, proactive, outgoing, and practical
