Job Description
What does this role entail? We are seeking a highly skilled and experienced Sr. Paid Search Specialist to join our property marketing team. The ideal candidate will have a deep understanding of paid search advertising platforms, specifically Google Ads, Bing Ads, and other paid search channels, be able to optimize campaigns to drive high-quality traffic to our property listings and landing pages, and report out on deep insights and actionable optimizations. You will play a key role in managing and improving our paid search strategy to generate high conversion rates, maximize ROI, and support the company’s overall marketing and growth goals.
Essential Roles You Will Play:
Lead and manage multiple property paid search campaigns across various platforms, including Google Ads, Bing Ads, and other relevant channels, focusing on lead generation.
Develop and execute strategies for campaign growth, budget optimization, and bid management to maximize lead generation, cost efficiency, and ROI.
Collaborate with the strategic marketing team to create targeted campaigns that align specific property locations, audience demographics, and occupancy goals.
Continuously analyze campaign performance and KPIs, including cost per lead (CPL), click-through rates (CTR), conversion rates, and return on ad spend (ROAS), and implement optimizations to drive better results.
Conduct A/B testing of ad copy, landing pages, and bidding strategies to improve performance.
Utilize data and analytics tools (Google Analytics, Google Ads, etc.) to monitor and report on campaign performance, identifying trends and areas for improvement.
Perform thorough keyword research and competitive analysis to ensure campaigns are targeting the right search terms for prospective residents.
Manage negative keyword lists to eliminate irrelevant traffic and improve overall campaign efficiency.
Work closely with the creative & website managers to create high-converting ad copy and landing pages optimized for lead generation in the multi-family housing space.
Liaise with strategic marketing, regional managers, & community managers to align marketing initiatives with property-specific occupancy goals, ensuring campaigns highlight key property features and unique selling points.
Oversee the paid search budget pacing, ensuring campaigns are running efficiently within the allocated spend.
Monitor bidding strategies and adjust as needed to maximize campaign effectiveness.
Prepare and present monthly performance reports to property management team & owners, offering insights, trends, and recommendations for continuous campaign improvement.
Provide recommendations for scaling paid search efforts, based on performance analysis and business objectives.
Keep up with the latest industry trends and best practices by participate in SEM forums, webinars, and industry conferences in order to continuously develop skills and strategies.
Work Hours and Work Environment:
Schedule: 40 hours in a regular work week.
Hours of Operation: Monday through Friday: 8am – 5pm

Education and Experience:
Education: Bachelor’s degree in marketing, Business, or a related field.
Experience Preferred: 5+ years of experience in paid search (PPC) management, specifically within the real estate or multi-family housing sector preferred. In-depth knowledge of Google Ads, Bing Ads, and other relevant search platforms. Strong understanding of conversion tracking, Google Tag Manager, Google Analytics, and other performance analytics tools. Proven track record of managing multiple campaigns and optimizing campaigns to meet business objectives. Familiarity with lead generation strategies and an understanding of the buyer’s journey for prospective apartment residents. Ability to analyze data and translate findings into actionable insights. Strong communication skills, with the ability to collaborate effectively across teams. Detail-oriented with strong project management skills and the ability to handle multiple tasks simultaneously. Social Media experience is a plus.
Computer Skills: Strong personal computer skills, including Microsoft Word, PowerPoint and Excel. Experience with social media advertising platforms (Facebook Ads, Instagram Ads) in addition to paid search. Knowledge of SEO best practices to support integrated marketing efforts. Familiarity with property management software or CRM tools (e.g., Entrata, Yardi, AppFolio, RealPage).
Licenses and Certificates Requirements:
Licenses: Current Valid Driver's License
Certifications: Google Ads certification (or similar PPC certification) preferred
Physical Requirements:
Weights Requirements: Must be able to push, pull, lift, carry, or maneuver weights up to twenty (20) pounds independently and fifty (50) pounds with assistance.
Mobility Requirements: The employee is frequently required to stand, walk, reach with hands and arms, climb, stoop, and squat. Intermittently required to sit and perform keyboard work.
Travel Requirements: Routine local travel may be required to run business-related errands including but not limited to meetings and training. Non-local travel may be required up to 30% for business-related responsibilities.
