Job Description Summary

Responsible for the support of the day-to-day transaction management for the America’s portfolio of industrial, flex and office properties on behalf of a Global Occupier Services client. Responsibilities include weekly transaction reporting, oversight of a large pipeline of transactions, and leveraging Client approved Playbook and Technologies to ensure consistent work product and appropriate service levels. In addition, candidate will provide some support for C&W Global TM/Americas TM Lead and Client leads for select projects as well as tracking KPI’s and cost savings initiatives. The qualified individual should have a minimum of five-years of experience in industrial real estate along with intermediate skills in excel, smart sheet and transactions databases.

Job Description

KEY ACCOUNTABILITIES 

Account Management (15%) Assist with all aspects of relationship management with the Client and required reporting. As directed or required by Account Director or Portfolio Execution Manager (PEM), work with Client Corporate Real Estate Team and local Business Unit Portfolio Leads (PLs) to understand their requirements and build transactional strategies to support successful execution. Support / coach / mentor Transaction Managers and Transaction Coordinators to increase their development and successful service delivery to the client. Train Transaction Managers & Transaction Coordinators on best-in-class processes by allowing joint participation in complex transactions and client programs. Transaction Management (60%) Initiate new projects, dispositions and renewals. Manage C&W and Third-Party brokerage resources through the course of transactions. Maintain and monitor process reporting to the Client using a variety of tools including web-based transaction management software. Lead, direct and provide strategic guidance to local brokers and the client on transactions. Perform market and financial analysis and ensure accurate data for each transaction using various proprietary systems. Engage and manage Project Managers, Facility Managers, Environmental and other consultants, as required, in support of particular transactions. Management of process documents. Revenue projections & tracking. Monitor project timelines and resolve / escalate variances. Complete transaction ‘postmortems’ and/or client surveys to facilitate continuous improvement. Direct Transaction Coordinators  and Lease Documentation Specialists with respect to their involvement in transactions. Cultivate close relationships with brokers and Landlord representation in order to gain early insight on upcoming developments and new sites and present opportunities to client. Client Reporting (15%) Using available transaction management software and resources, coordinate and implement reporting requirements including developing standardized reports and templates, under the guidance of the Account Director and PEM Collect and enter portfolio data ensuring completeness and accuracy. Provide instruction, guidelines and technical support to field agents, service partners, and the Client to maximize the utility all reporting tools and web-based management tools. Prepare Close Out reports and value add calculations for all transactions. Quality review client reporting prepared by Transaction Managers and Transaction Coordinators Process Documents (10%) Modify and format existing generic process documents and playbooks to meet the Client’s requirements. Maintain copies of Client’s specific process 

OTHER ACCOUNTABILITIES 

Deliver initiative-taking approach to analytical outcomes with each group by function and geographic team with regard to business process re-engineering, internal control objectives, and best practices to address business needs, identify and solve problems, and enhance service levels. Perform regular system monitoring to ensure data integrity and support internal and external operational audits. Adhere to industry standard legal requirements and security policies and ensure compliance. Remain educated and up to date with current technologies, solutions, trends and risks. Resolves any issues and solves problems throughout project life cycle. Other duties as assigned. 

QUALIFICATIONS & REQUIREMENTS

10+ years’ experience working in a corporate services role balancing the requirements and needs of both internal and external Clients. 7+ years’ experience in transaction management Valid Real Estate license preferred. Experience in working with contracts and legal documentation. Proven effective ‘project management’ skills required to identify tasks and coordinate the timely completion of every component. Experience, knowledge and interest in the fundamentals of real estate.  Ability to work effectively and lead a team in a cohesive, performance measured environment. Well-developed organizational skills allowing the ideal candidate to balance multiple responsibilities and deliverables while ensuring Client satisfaction. Advanced MS Word, Excel, PowerPoint and Outlook skills required. Proven ability to learn and effectively master new software applications. Well-developed Financial analysis and modeling skills. 

Language Skills:  Ability to read and interpret documents. Ability to write routine reports and correspondence.  Ability to speak effectively in front of customers or employees. Ability to read, write and understand the English language. Ability to communicate verbally in one-on-one situations with customers, management and co-workers, and the ability to listen to others without interrupting and get clarification when needed.  

Mathematical Skills:  Ability to work with mathematical concepts. Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations.  

Reasoning Ability:  Must be able to solve practical problems involving multiple variables in situations where limited standardization exists. Ability to apply common sense understanding to conduct instructions furnished in written, oral, or diagram form.   Ability to read, analyze and interpret simple and complex instructions, work orders, and technical procedures. Ability to research and resolve issues relating to projects. Ability to perform re

The compensation that will be offered to the successful candidate will depend on factors such as whether the position is covered by a collective bargaining agreement, the geographic area in which the work will be performed, market pay rates in that area, and the candidate’s experience and qualifications.


The company will not pay less than minimum wage for this role.


The compensation for the position is: $110,083.50 - $129,510.00
