Job Title: Superintendent We are seeking an experienced superintendent that has worked on mission critical projects. This role is onsite in Richardson, Texas. Mission Critical/Date Center Superintendent: + Thorough knowledge and understanding of the prime contract and all subcontracts. Ensure conformance to terms, conditions, and that scope of work is performed in its entirety and the GC’s obligations under the prime contract are met. Recognize and validate any changes to the contract documents that are beyond GC’s scope of responsibility. + Work with the Project Manager to develop and administer the site utilization program, site services, security requirements, and other facilities and arrangements necessary for appropriate and efficient access to the construction effort and in conformance to GC’s contract requirements. + Establish any GC tool and equipment needs. + Enforce Field Safety Compliance in accordance with GC’s site-specific safety plan. + Conduct Weekly Toolbox Talks. + Prepare and issue non-conformance notices immediately upon discovery of an unsafe condition or safety violation. + Review scope of each subcontractor/vendor to properly coordinate their respective interfaces and ensure that scope is not omitted or duplicated in another subcontract. Ensure that subcontractors do not start work until subcontract is executed and insurance/bonds are in place. + Generate, secure, or otherwise confirm all information needed to create, monitor, and modify the progress schedule on a continuing basis. + Identify field-construction and work-sequence considerations. + Determine whether subcontractors are providing sufficient workforce and hours of work to achieve performance commitments Draft and issue non-conformance notices as required. + Prepare interval schedules of 5- and 10-day labor and equipment utilization - “Look Ahead” reports based on subcontractor input. Confirm that projected utilization is provided. + Review and upload Subcontractor’s Daily Workforce Reports + Monitor actual versus required performance by all parties. Assist w/ Subcontractor Invoice approval by confirming progress billed is consistent with work completed. + Coordinate with project management to ensure that all subcontracts, material purchases, submittals, deliveries, clarifications, and changes are processed in time to guarantee jobsite arrival by, or before, the times needed. + Direct the efforts of any GC field staff. + Prepare daily reports, job diaries, daily photo documentation, narratives, and all other regular and special documentation as determined by GC or required by the prime contract. + Change Management: Identify any changes, conflicts, etc. in the contract documents. Advise Project Manager of any problems or potential change orders in a timely manner. + Draft and Submit RFIs (Requests for Information) to the Project Manager immediately upon discovery of an unresolved issue. + Provide written notice to Project Manager of any identified changes in the scope of Work. + Provide Time & Material Monitoring of Force Accounts. + Provide Time & Material Monitoring of Change Orders. + Maintain accurate As-Built Drawings. + Ensure adherence to GC’s budget and cost code schedule. + Conduct pre-punch list inspections. + Manage Owner’s punch list, report in writing to the Project Manager of incomplete or deficient items and required completion date. + Follow up with Project Manager’s written notice.
