Job Overview:

Supervises and coordinates activities of the maintenance department. Works under direction of the Director of Facility Operations or, in his absence, the Chief Engineer.

Is guided by thorough knowledge of the plan operations and maintenance methods, techniques, procedures, principles of engineering, applicable governmental codes and regulations, and operation and use of departmental equipment and supplies; knowledge of principles of management, and procedures and policies of the department and facility.

Qualifications:

Required:

High school diploma - two years trade school Five years experience as a Supervisor in a similar-sized health care institution in engineering discipline preferred. Ability to read, comprehend, and transmit complicated detailed instructions in writing and orally.

Essential Functions:

Plans, organizes, and controls activities of maintenance department under the guidelines of the Director of Facilities Operations and/or Operations Manager to keep staff engaged in maintaining, repairing, and renovating facility s plant and facilities.Maintains flow and quality of work to assure timely completion of assigned workload and adherence to standards of quality control. Coordinate/ manage functions and activities to achieve objectives that comply with regulatory requirements.Reviews and evaluates existing methods, systems, programs, practices, and procedures, develops and recommends changes to Director of Facilities Operations. Implements or guides implementation of new and/or modifies methods, systems, programs, practices, and/or procedures.Prepares and maintains a variety of department records in compliance of TJC, CMS and Department of Health Standards of local authorities.Maintains adequate inventory of materials, equipment, and supplies and initiates requisitions as needed.In the absence of the Operations Manager, assumes full responsibilities of the department, shares weekend duties with other managers in the departmentAssigns and distributes work to staff.Monitors and reviews employee work performance to assure performance standards are maintained through use of computer reports.Resolves complaints as required, reports, and seeks guidance from Director of Facility Operations.Orients and trains new employees and provides continuing guidance and on-the-job training to all assigned personnel. Interviews applicants and recommends qualified individuals for hire.Prepares performance evaluations for assigned personnel, as well as disciplining reports when necessary.Monitors and coordinates a variety of preventative maintenance and building and property repair and improvement projects performed by vendors and contractors, inspects completed work and approves requests for payment regarding same.Establish and implement policies and procedures for department operation; establish standards of performance; establish a preventive maintenance program for equipment; establish departmental continuous quality improvement and safety programs in cooperation with quality improvement and risk management personnel. Consult with director regarding staffing needs.Assist in preparation of annual capital and expense budgets. Assist in monitoring the Annual Capital and Expense budgets. Makes appropriate recommendations to the director regarding the department operating budget and ensures that the department operates within allocated funds. Maintain current personnel records.Provide in-service and continuing education for department staff.Promote and encourage professional growth and development of personnelProvide consultation and guidance to key personnel. Interpret hospital and department policies and procedures, standards, requirements and regulations of accrediting and regulatory agencies, including but not limited to, national, State and Local electrical, building and plumbing codes to department staff.Maintain systems for control and efficient and effective utilization of all utilities such as gas, water, steam, and power. Confer with utility companies, city and state inspections and insurance companies.Maintain preventive maintenance schedules and prioritized repair and maintenance work and projects to minimize disruption of Hospital operations.Actively participate as a member of the hospital wide safety committee. Take immediate action to correct deficiencies and stop any unsafe activity that will cause personnel injury and/or property damage. Escort state and insurance carrier safety Engineers on hospital inspections.Maintain professional growth and development through seminars, workshops and continuing education. Attend in-services and meeting as required
