What you will be doing
The Real Estate Law Department has an opening for transactional paralegals.
This position will be aligned with the corporate office in Pleasanton, California or Boise, ID
Main responsibilities
Key Responsibilities include, but are not limited to:
Review, analyze, and interpret leases and related real estate documents to provide legal guidance to various business stakeholders, including real estate, property management, and construction personnel. Prepare and negotiate Estoppel Certificates, Subordination, Non-Disturbance and Attornment Agreements, Lease Modification Agreements, letter agreements, consent waivers, and other real estate documentation. Prepare and track lease option exercises. Respond to, track, and facilitate resolution of default notices. Draft various kinds of legal notices. Provide a variety of other support services to real estate attorneys, including without limitation the following: research, analyze, and interpret issues related to transactions; prepare critical dates timelines; perform data analysis and prepare reports; review title and survey and perform other due diligence reviews for the purchase of real property.
The salary range is $63,000 to $82,000 annually. Starting salary will vary based on criteria such as location, experience, and qualifications. There may be flexibility for exceptional candidates.
What we are searching for
Qualifications:
5+ years of experience working as a paralegal in a commercial real estate department of a law firm and/or corporation legal department with a concentration in commercial real estate transactions. Basic understanding of commercial lease concepts, of lending concepts vis-à-vis key documents listed above, and purchase and sale transactions. Associate’s or Bachelor's Degree. Paralegal certificate preferred but not required if candidate has sufficient experience. Experience and working knowledge of commercial real estate law and practice, including ability to comprehend and interpret commercial real estate leases. Experience working with artificial intelligence preferred but not required. Strong problem-solving skills and ability to work autonomously with minimal supervision. Ability to multi-task and prioritize job duties with minimal supervision. Ability to follow directions, implement feedback promptly, and apply learning to subsequent projects. Strong organizational and time management skills. Thorough, accurate, and high attention to details. Proficiency in Word, Excel, and Teams in a Windows environment. Excellent communication skills, both verbal and written. Proficiency in basic mathematical computations (e.g., pro rata calculations, date calculations). Customer-service orientation.
Physical Environment:
Incumbent must be able to sit for long periods of time at a desk or computer terminal. Incumbent may use calculators, keyboards, telephone, and other office equipment in the course of a normal workday. Stooping, bending, twisting, and reaching may be required in completion of job duties.
