Are you passionate about Transit-Oriented Development and want to make a meaningful impact on the Portland region? We are seeking a motivated, creative, and detail-oriented intern to join our Transit-Oriented Development team and take on a unique opportunity to delve into the site-specific dynamics of TOD readiness and development capacity within the agency’s real property portfolio. As an intern with our Transit-Oriented Development team, you'll have the opportunity to work on a high-profile project that will inform future development plans, shape agency best practices, and support the surrounding communities. Here are just a few of the exciting projects you'll be working on as an intern with our Transit-Oriented Development team: + Becoming familiar with TriMet’s TOD goals and developing an understanding of how TOD can advance mixed-use, community-centered programs that enhance the regional supply of housing, providing a variety of housing types for all income levels. + Identifying all developable sites within TriMet’s real property portfolio. + Examining local and regional planning frameworks to assist in land use and zoning review of opportunity sites, and determine the type, scale, and mix of allowable development. + Analyzing existing barriers to development, as well as policies and opportunities currently underway to support the delivery of mixed-use, mixed-income development. + Communicating site-specific TOD capacity through conceptual massing studies, site sketches, and visuals. + Compiling a region-wide portfolio opportunities database with refined metrics on development pipeline capacity and feasibility. + Conducting interviews with TOD, land use, and policy professionals, local partners, developers, and subject matter experts. What You’ll Do: 1) Perform data collection and site analysis, particularly as it relates to applicable zoning, land use, and building codes. 2) Quantify potential development programs, housing units, and community benefits. 3) Visualize site-specific TOD capacity through conceptual massing studies. 4) Work with agency staff, jurisdictional partners, and professionals to characterize key barriers and opportunities as related to TOD. 5) Review and research innovative, emerging trends and best practices in development and on TOD. 6) Attend coordination meetings with the TOD team throughout the core months. 7) Apply critical thinking. 8) Draft a report based on the information and data gathered to quantify TOD portfolio capacity and opportunities. Relevant experience is useful, but most important is a willingness, curiosity, and excitement to learn. This Internship is performed in-person. Applicants must be available to work in-person in the Portland Metro region of Oregon. This posting will close February 28th, 2025 at 5pm PST or when a candidate is selected. Serve as a good steward of TriMet by regularly utilizing our transit system to maintain a strong and current understanding of customers’ experiences and of TriMet’s product and service offerings. Essential Functions 1) Forecast future community needs and trends in order to inform potential interim uses and TOD potential. 2) Draft a report based on the information gathered to recommend both interim uses and future TOD prioritization. 3) Conduct site analysis, and define methods for fieldwork and interview questions. 4) Attend coordination meetings with the TOD team throughout the core months. 5) Dedicate roughly 2-3 days per week to fieldwork in July and August. 6) Review and research innovative ideas or best practices on how to better market, subsidize, and connect residents of TOD with alternative transportation choices, including walking, biking, shared TNCs, and transit. Position Requirements Must be a current Junior, Senior, or Graduate Student within the last 12 months in Planning, Urban Planning/Design, Policy, Business Administration, Environmental Studies, Pre-Law, Real Estate, or a related discipline. Grads who have completed their degrees in the past 12-month period will also be considered. Strong analytical and problem-solving skills. Ability to work independently and in a team environment. Selection Criteria Type of Position / Grade / FLSA Non-Exempt, Non-Union, Full-Time (40 hours/week), Temporary. Internships will run May/June through August/September.
