Traveling Facilities Director

At this time, we are seeking a Traveling Maintenance Director to join our team!

Responsibilities

Performs general maintenance work on a daily basis, including replacing light bulbs and ballasts, replacing electrical outlets, installing plumbing fixtures, troubleshooting HVAC, and repairing appliances.Oversees preparation of resident apartments for new occupants by scheduling painting, cleaning, flooring replacements, and general maintenance.Maintains grounds and facility by walking common spaces, inspecting central plant, observing cleanliness, and securing/ managing contractors for those duties.Ensures community is free of trash, waste services are completed, and waste management equipment is fully functional.Keeps accurate maintenance records of work completed, preventive maintenance completed, inventories held, and purchases made.Manages expenses within budget. May purchase maintenance supplies, tools, and appliances with Executive Director approval.Recommends replacements of asset components, equipment, end of useful life products, as well as gives input for 5-year capital plans.Obtains bids for repairs and maintenance items, capital projects, and any other needs the community has.Directs and develops on-site teams so that training is current, skillsets are improved, and new associates understand SOPs.

Qualifications

Requires two years of related maintenance experience and formal training in one or all of the following areas: carpentry, plumbing, painting, HVAC, refurbishing and cleaning.Ability to perform general maintenance repair needs at assigned buildings, problem solve, plan, organize, communicate, and cooperate with others.Demonstrated effective supervisory/leadership experience.Ability to drive and operate a van or larger vehicle.Knowledgeable in building codes and safety regulations.Possess the ability to make independent decisions, to follow instructions, and to accept constructive criticism.Ability to minimize waste of supplies, misuse of equipment, etc.Ability to seek out new methods and participate and be willing to incorporate them into existing maintenance practices.Ability to effectively follow written and oral instructions.As Manager on Duty, must be able to make sound strategic and operational decisions that directly impact the business of the community.Excellent written and verbal communication skills.Organization and priority management skills.Willingness to seek out new methods and to incorporate them into existing maintenance practices.Demonstrated effective supervisory/leadership experience.
