Union Assistant Chief Engineer Job ID 189658 Posted 18-Oct-2024 Service line GWS Segment Role type Full-time Areas of Interest Engineering/Maintenance, Facilities Management, Property Management Location(s) San Francisco - California - United States of America **ABOUT THE ROLE** Under general direction, the Assistant Chief Stationary Engineer supervises and coordinates building maintenance, plant operations and is responsible for overall planning, supervision of building operations and and inspecting the work of Stationary and Utility Engineers and supervises the former. This job is part of the Engineering and Technical Services job function and is responsible for scheduling, assigning, and inspecting the work of Stationary and Utility Engineers, and for the ordering of tools, spare parts, and machinery. **ESSENTIAL DUTIES AND RESPONSIBILITIES** + Follow codes, regulations, government agency, and Company directives related to operations and safety. + Manage shift operations, assign work orders, and provide training to coworkers and subcontractors. + Review monthly tenant service request summaries to pinpoint and correct recurrent operational problems. + Develop a preventive maintenance program for machinery and systems. + Inspect systems to ensure operation within normal parameters. + Maintain inventory of supplies and tools, ordering necessary materials to complete all tasks. + Schedule preventive maintenance and downtime to cut business interruption and inconvenience. + Perform repairs, emergency, and preventive maintenance, completing maintenance and repair records as required. + Respond timely to emergency situations, requesting extra help as needed. + Apply advanced knowledge to seek and develop new, better methods for accomplishing both individual and department objectives. + Showcase expertise in own job discipline and in-depth knowledge of other job disciplines within the organization function. + Coach others to develop in-depth knowledge and expertise in most or all areas within the function. + Lead by example and model behaviors that are consistent with CBRE RISE values. Anticipates potential objections and persuades others, often at senior levels and of divergent interest, to adopt a different point of view. + Impact the achievement of customer, operational, project, or service objectives across multi-discipline teams. + Work is guided by functional policies which impact the design of procedures and policies. + Contribute to new products, processes, standards, and/or operational plans in support of achieving functional goals. + Communicate difficult and complex ideas with the ability to influence. **SUPERVISORY RESPONSIBILITIES** Responsible to plan, implement, coordinate, and supervise all mechanical operations, maintenance, communications, energy management, and personnel development programs for assigned properties. **WHAT YOU'LL DO** To perform this job successfully, an individual should be able to perform each duty satisfactorily. + Preparing data upon request on energy utilization and making recommendations regarding ways and means to conserve energy. + Providing assistance to maintenance staff on specific jobs to facilitate their training. + Ability to work efficiently under pressure. + Understand and carry out oral and written instructions. + Establish and maintain effective and cooperative working relationships with those contacted in the course of work. + Respond to emergency callbacks on matters affecting maintenance and safety. + Perform a wide variety of building maintenance tasks. + Follow recommended procedures and techniques to safely perform duties. + Keep abreast of current technologies in areas of assignment. + Schedule and assign work including the determination of staff equipment and supplies needed. + Assign, supervise and review work of subordinates. + Maintain inventory and control of equipment and parts. **WHAT YOU'LL NEED** + Five (5) years of verifiable journey level experience in the repair and servicing of heating and air conditioning equipment OR Completion of a State approved Stationary Engineer Apprenticeship Program and one (1) year of verifiable journey level experience in the repair and servicing of heating and air conditioning equipment; OR Any combination of qualifying training and/or experience that could likely provide the desired knowledge, skills, and abilities to perform the duties of the position. + High school diploma or general education degree (GED); graduate of apprentice program or trade school preferred. **DESIRABLE QUALIFICATIONS** + Principles of training and supervision. + General knowledge of applicable laws regulating the safe operating and repair practices for building mechanical systems including building codes, construction standards, environmental agency requirements and life safety standards. + Knowledge of principles governing the safe operation and maintenance of building mechanical, life safety and locking systems. + Knowledge of boiler systems and heating, lighting, ventilating, air conditioning, electrical, refrigeration, and other mechanical equipment, and the methods, tools, materials, and equipment used in the operation, maintenance, and repair of such equipment. + Knowledge of applicable laws regulating the safe operating and repair practices for building mechanical systems including building codes, construction standards, environmental agency requirements and life safety standards. **CERTIFICATES and/or LICENSES** Universal CFC certification required. Additional certification in one or more of the following: electrical, mechanical, HVAC/R and refrigeration systems, process controls, mechanical power transmissions, painting, plumbing, carpentry, or engine repair. Possession of any or all of the following certificates: – Blood Borne Pathogen Training Certificate – Indoor Air Quality Certificate – Basic Hazardous Materials Awareness Certificate – Lead Paint Awareness Certificate. Certifications/licenses may be required by local or state jurisdictions. **OTHER SKILLS and/or ABILITIES** Meet the physical requirements of this role including stooping, standing, walking, climbing stairs/ladders, and the ability to lift/carry heavy loads of 50 lbs. or more. Ability to exercise judgment based on the analysis of multiple sources of information. Willingness to take a new perspective on existing solutions. In-depth knowledge of Microsoft Office products. Examples include Word, Excel, Outlook, etc. Organizational skills with an advanced inquisitive mindset. Sophisticated math skills. The pay range for this position is subject to an applicable Collective Bargaining Agreement. The negotiated rate for the role is $164,840 annually [or $79.25 per hour].
