**OBJECTIVE**
Provides engineering services at a large multi-use professional and residential complex. Must maintain a professional image & attitude in keeping the objectives of the company’s welfare. Must be able to take direction from supervisor and maintain positive relationships with management & non-management associates.
Practices and implements conduct in accordance with established policies and procedures and division motto of "Exceptional Service is Our Standard."
**ESSENTIAL DUTIES AND RESPONSIBILTIES**
Perform the following duties under the supervision and/or help of an engineer:
•Repairs and maintains buildings, grounds, fixtures, machinery and mechanical equipment, in building common areas and tenant areas.
•Interact with tenants for their maintenance needs.
•Preventive maintenance duties in accordance with established program.
•Assists in the development of the preventative and scheduled maintenance programs. Completes preventative and scheduled maintenance work orders. Updates equipment and building information for preventative maintenance program.
•Assists in setup of materials for promotions and special events.
•May be required to lift and move objects.
•Responds to after-hour's emergency calls and may be required to report back to the property after hours, if needed.
•Plumbing duties include inspecting, installing, repairing and replacing pipes, fittings and plumbing fixtures.
•Electrical duties include inspecting, maintaining, and repairing lighting, wiring and power circuits.
•Carpentry duties include construction and repair of walls and partitions, drywall installation and repair, shelving and counter installation, repair of doors and associated door hardware (locksets and closers), etc.
•Key cutting and locksmith duties when needed.
•Ceiling tile/grid repair and installation.
•Painting duties include drywall and plaster repair, painting, filling holes and cracks, wallpaper repair, installation and replacement, etc.
•Performs other related duties, as assigned.

**WHAT YOU'LL NEED**
**EDUCATION and/or EXPERIENCE**
•HS diploma or High School Equivalency Certificate preferred
**CERTIFICATES, LICENSES, REGISTRATIONS**
•Valid Government issued ID
•Required to join Local 94 International Union of Operating Engineers
•Required to have at least five (5) of the following certificates of fitness that are issued by the New York City Fire Department (FDNY): A35, F60, G60, S12, S13, S14, S95, F01, P98, P99 or any successor certifications as required by the FDNY, or obtain the same in accordance with the Local 94 Engineer Agreement.
•Subject to all conditions of employment of Local 94 Engineer Agreement.
**LANGUAGE SKILLS**
•English speaking.

The pay range for this position is subject to an applicable Collective Bargaining Agreement. The negotiated rate for the Union Engineer position is $58,341.92 annually. Please refer to the Collective Bargaining Agreement regarding pay scale. This role will provide the following benefits: 401(K), Dental insurance, Health insurance, Life insurance, and Vision insurance.
