As a Valuations Analyst II you will be responsible for reviewing commercial real estate leads from our internal Business Development team as an aid in the decision-making process with respect to the onboarding and sale of commercial real estate assets on the Ten-X auction sales platform.  The role includes managing our real estate underwriting pipeline, including data mapping of due diligence fields and comparable information, developing and communicating the results of your underwriting and pricing opinion conclusions to our internal Business Development and management team. 

RESPONSIBILITIES: 

Quickly analyze and develop a credible pricing opinion for commercial real estate assets through a review of the supporting due diligence and market data. 

Identify and communicate to the Business Development team what due diligence may still be necessary. 

Present and support your pricing opinion. 

Review and analyze previous auction data to understand sale trends. 

Present counter arguments of why pricing expectations may be too aggressive and present support and reasoning for a discounted sales price. 

 

BASIC QUALIFICATIONS: 

An active Certified General Appraiser License is required. 

A completed bachelor's degree from an accredited, not for profit university is essential.    

5-7 years of experience in commercial real estate valuation and underwriting. 

Demonstration of commitment to prior employers.  

Experience with financial modeling across all types of commercial real estate classes, including cash flow models and other financial analyses required to evaluate commercial real estate opportunities presented for sale to Ten-X. 

In-depth understanding of real estate investment factors and valuation, coupled with a general understanding of finance, accounting, leasing and capital markets, terms, and concepts. 

Extremely strong quantitative and analytical skills with an attention-to-detail. 

 

EXPECTATIONS: 

Maintain minimum average of 4 reviews per day. 

Ability to independently value the core property types (retail, office, multi-family, industrial, land, and hotel) as well as other sub-property types – STNLs, development/re-developments, student housing, assisted living facilities, car washes, gas stations, etc. 

Strong working knowledge of required due diligence and effectively communicate asset review results to the Account Executive team. 

Strong understanding of and adherence to the operational policies as outlined in the Operational Policy and Procedure Manual (PPM). 

Assists with training junior members of the team on needed basis. 

Proactively stays current on key value drivers and market trends. 

Participates in extracurricular Asset Strategy Team projects . 

Target accuracy should be within average distance of 20% of Winning Bid Net Sold. 

 

PREFERRED QUALIFICATIONS: 

High level of proficiency in Excel and PowerPoint. 

Strong written and verbal skills, with fluency in commercial real estate valuation terms and concepts. 

Excellent organizational skills with the ability to work independently, prioritize, and multi-task. 

Ability to work in a high-volume, fast-paced, environment within which the typical daily deal volume to review is 4-6 new opportunities. 

Comfortable working across all major commercial property types (office, retail, industrial, multi-family, & hotel).
