Key Responsibilities:

Successfully create, implement and monitor, value accretive hotel asset management strategies for clients in in Thailand, and potentially wider South East Asia.Work with the highly regarded JLL Hotels team to establish JLL as the leading international hotel asset manager in South East AsiaSupport the business development for asset management in Thailand and potentially wider South East Asia, including: PR/communications, marketing, lead generation, pitching, engagement negotiation and closing working closely with the local team(s).Collaborate with a small, yet impactful, team of hotel specialists delivering on our asset management services to clients.Drive thought leadership in asset management through collaboration with the JLL research team and the Hotels & Hospitality AP research team.As a member of the extended hotels leadership team in South East Asia, contribute to the growth of the business across all service lines.Meet with owners and hotel executive teams to review monthly and quarterly operating performance, review, evaluate and approve annually prepared business plans/budgets, including capital budgets and longer term strategic plans to provide cost reduction and revenue enhancement guidance.Travel to the properties as needed to inspect the facilities, meet with management and tour the market areas and competitive set of hotels.Identify, analyse and implement opportunities for increased revenues and expense savings. Develop ownership and investment strategy for assigned hotels including identifying asset redevelopment, highest and best use, and repositioning opportunities designed to optimize value.Establish operating profit expectations, monitoring performance, and working directly with the on-site property teams to maximize and improve operating fundamentals.Review, benchmark and analyse hotel-and portfolio-level financial data and keep informed of the dynamics of each market area to develop a strong understanding of the hotels and their respective markets.Proactive oversight of the execution of the capital plans throughout the year, and monitoring of the capital expenditures for each hotel to include both major renovations and routine capital expenditures.Analyse and track the return on investment for the assets as well as profit improving projects, either implemented or proposed.Establish and maintain effective working relationship with internal and external constituencies such as property-level managers, management company representatives, and senior leadership to maximize returnsSupervise contract compliance with respect to existing management & franchise agreements. Review all proposed property-related contracts for business content as well as potential conflicts with existing obligationsUndertake property or portfolio reviews with the objective to improve profitability and recommend asset enhancementsCollaborate and support other assignment and colleagues in other functions / departments / offices as required.

Qualification

Bachelor's degree in Hotel Management, Business Administration, or related field; MBA preferredMinimum 6-7 years of experience in hotel asset management, operations, or consulting, with at least 2 years in a senior leadership roleStrong understanding of hotel operations, revenue management, finance, and real estate principlesProven track record of improving asset performance and implementing value-add strategiesExcellent analytical and financial modeling skills Strong negotiation and relationship management abilities Fluency in English; Thai language skills highly desirableWillingness to travel frequently within Thailand and occasionally internationally
