Pay: $129500 - $169000 / year + 25% annual target bonus

Location: primarily on-site iRedmond, WA | Meta Campus (will oversee all West Region campuses)

The West Region Engineering Manager will provide their managers with a daily work environment consistent with Meta’s culture and high standards.  Responsibilities will include but are not limited to; management and supervision of the engineering management staff, ensuring efficient equipment operation and maintenance execution, involved in new-build and retrofit design, controlling/creating budgets, maintaining MSA SLA/KPIs, manage vendor partners, Change reviews, and critical system design consulting.

Overview

Implementation, management and execution of all mechanical operations and maintenance of Meta owned equipment. Directing management of maintenance planning, budgeting, scheduling, cross functional team coordination, and employee development programs to JLL’s quality standards and Meta operating objectives. Provide direct supervision of the engineering management staff under the direction of the NORAM Engineering Director.  

Relationship to Other Positions 

Reports to the NORAM Engineering Director and works directly with Meta cross functional teams, vendors, and oversees the engineering management team.

Job Functions  

Direct management of all building maintenance and operations in assigned propertiesDirect and maintain an effective operation and general maintenance program with accurate, up-to-date records including, but not limited to, HVAC, electrical, plumbing, and life safety systems Manage the training expectations of facility engineering staff, including but not limited to, building systems, equipment function and purpose, operation, maintenance procedures and Meta standardsMaintain current and historical preventive maintenance and repair records on all equipment and systems Maintain ethical, professional, and courteous relations with contractors and building occupants Provide prompt and courteous response to tenant requests within the guidelines set forth by JLL/Meta Assist in the establishment, implementation, and maintenance set forth by Meta, JLL, and the property management teamsAdhere to all Meta, JLL, and building property management policies and procedures, perform all duties in a safe manner, and help ensure compliance with city, state and federal safety and environmental laws, codes, standards and regulationsActively participate in required training activities and seminars, ensuring engineering team involvement and execution of assigned trainingsManage and implement the utilization an inventory control programs with appropriate parts stocking levels with accurate and timely records of receipts and issuesImplement long-term strategic plans in keeping with Meta and JLL objectives Evaluate and provide feedback to the NORAM Engineering Director on engineering management staff performance and assists with end of year reviewsDirect/collaborate in the establishment, implementation and adherence to procedures for prompt and courteous response to all Meta employee generated mechanical, electrical, plumbing, lighting or other technical issues Coordinate activities of engineering related vendors and contractors while assuring it meets Meta and JLL standards After hours availability for engineering emergenciesProvide coordination, direction, and support to each assigned employee to ensure the success of the individual Ensure the documentation and electronic file systems are in accordance with the standard practice of MetaRecognize opportunities to reduce maintenance expenses without compromising customer satisfaction and prepare recommendationsProvide information and direct input in major fiscal activities, including budget preparation, financial planning, variance analysis, expense justification, and bidding evaluationUtilize computer equipment to compose routine correspondence, handle high volume of electronic mail, spreadsheets, and report generation with a high level of professionalismAssume additional responsibilities as delegated by the Senior Engineering Manager in alignment with Meta and JLL operationsGenerating and approval for system specific Standard Operating Procedures (SOP)Generation and approval of Method of Procedure (MOP) and Permit To Work (PTW)Adaptability to routinely changing environments and new projects

Experience Requirements

5+ years in relatable technical fields2+ years management experience including at least one year in property or facilities management, and demonstrated leadership experienceExperience with building automation and HVAC troubleshooting Strong initiative, customer service orientated, and ability to function as part of a complex team Budget development/management, vendor management and administration experience requiredWorked within lab and cleanroom environments (recommended)Experience working within high stress and demanding environments 

Working Environment

Work indoors approximately 90% of the time and outdoors approximately 10% of the timeUse olfactory, auditory, and visual sensesMeet the shift working requirements of the assigned property; shifts may include early mornings, late evenings, weekends, and some holidaysWork overtime and after hours as business needs deem appropriateEmergency response to limit operational downtime

Estimated total compensation for this position:

129,500.00 – 169,000.00 USD per year

The total compensation range is an estimate and not guaranteed. An employment offer is based on an applicant's education, experience, skills, abilities, geographic location, internal equity and alignment with market data .
